Texas Growth Fund Project I: Aspen Heights Downtown EB-5 investor visa program.

Investment features:
1) There are 38 EB5 investment units available.
2) The investment of US $500,000 will be used to finance the construction of a 201-unit, high-rise apartment building in downtown Austin, Texas.
3) Austin is the fastest growing city in the USA; the economic growth is at 6%, and the population is expected to increase by over 1 million people in the next 16 years.
4) The developer, Aspen Heights, is very experienced and has completed USD $1 billion in previous construction projects.
5) The project has already begun construction (in December 2014), and could be completed without EB5 capital.  The developer has already committed USD $25 million of its own equity to the project.
6) The project exceeds EB-5 job creation requirements (jobs required: 380;  estimated jobs to be created: 461).
7) The loan is secured with a mortgage over the land, building, and assets of the company.
8) The loan will be repaid after 5 years (via building refinancing or sale), providing return of all capital to investors.9) At the end of the 5-year investment period, the applicant will receive back his $500,000 investment plus 1% interest ($25,000).
The net cost to the investor is only $36,500 ($561,500 initial deposit, less $525,000 returned after 5 years = $36,500 net cost).

UPDATE

Legislation has been proposed which would see EB5 investment amounts increase in September 2015.
Under the new legislation, investment levels would increase from $500,000 to $800,000 in Targeted Employment Areas (TEAs), and from $1M to $1.2M in non-TEAs.
 This legislation is expected to be approved and come into effect on September 30, 2015, and EB5 application levels are already increasing.
The new pricing will apply to all I-526 applications filed with USCIS after September 30, 2015.
Under EB5, there is no language requirement, no age limit, and no management experience requirement.  Applicants must have a net worth of minimum $1 million USD, and be able to document the source and path of funds for the investment and fees.
